In the heart of the Whitianga Waterways, Landmark Homes’ new Coromandel Showhome makes the most of its unique outlook. With views stretching down the canal and generous light flooding in from every angle, it’s a home that feels open, welcoming, and distinctly coastal.
Created as a one-off Design and Build, the home brings together smart planning and quality finishes to deliver something truly special. It reflects the detail Landmark Homes is known for, while showing that a high-end home can still feel relaxed and easy to live in.
From the street, the home has a bold, modern profile, defined by its gable form and mix of cladding. Dark tones are softened with warm timber detailing, while the recessed balcony adds depth and balance to the façade. The combination feels contemporary yet welcoming, giving a clear hint of the quality inside.
“The site sits on a Y intersection in the waterways, so you can look across the water as well as straight down the canal,” says Landmark Homes Coromandel and Hauraki franchisee, Will Quigley. “There aren’t many sites like that, and that’s what makes this one special.”
Stepping through the front door, the first impression is of scale and detail. A fluted feature wall in rich Genia panelling sets the tone, adding warmth and texture from the outset. Recessed ceiling lighting carries that same sense of refinement overhead, while the view leads straight through to the canal – a deliberate design move to create that wow moment the instant the door opens.
Look a little closer and the panelling conceals a surprise: a hidden coat cupboard tucked seamlessly into the wall. It’s a small but clever touch that speaks to the thought put into the design. The overall feel is calm and refined, with natural textures and soft lighting setting the mood for the rest of the home. Timber finishes bring warmth, while neutral colours keep the spaces light and easy to live in.
The kitchen is a real showpiece, setting the tone for the living spaces around it. Warm timber tones keep it warm and welcoming, while clean lines and thoughtful detailing give it a modern edge. It’s a space that feels practical for everyday living, yet polished enough to be the heart of the Showhome.
The island itself is full of detail, with fine negative edging and timber inserts adding interest on the living side. In the main kitchen, cabinetry conceals a hidden fridge, keeping the design seamless. Step into the scullery behind and the tone shifts again – darker Dekton benches and a green tiled splashback break things up, with plenty of extra workspace and storage tucked away.
It all adds up to a kitchen that feels personal and carefully considered. It’s a space where you can cook, entertain, or simply sit at the island and take in the view straight down the canal.
Alongside, the dining and living areas stretch out towards the water, with large sliders opening directly onto the canal-front deck. The layout is open, but each space still feels defined – the dining area set up as a natural gathering point, and the lounge designed for comfort without losing the connection to the view.
Overhead, skylights pull light into the centre of the home and can be opened to let in fresh air on warmer days. The lounge is anchored by a glass-fronted, double-sided gas fireplace, positioned so it can be enjoyed both indoors and out. It brings warmth and atmosphere inside while also creating a focal point on the deck, perfect for evenings by the canal. Together, the spaces strike a balance between openness and intimacy – equally suited to entertaining a crowd or settling in for a quiet night by the fire.
Moving upstairs, the first impression comes from the staircase itself. A Rockcote plaster feature wall adds texture and interest without overwhelming the space, while skylights overhead flood the stairwell with natural light, making it a bright, welcoming centre to the home.
“With Showhomes we’re always looking for points of difference,” says Will. “But you’ve got to be careful not to overdo it – it’s about finding features that hold interest without making things too busy.”
At the rear, the master bedroom opens onto a private deck with a wide outlook across the canal. A high raked ceiling gives the room a sense of height and space, while full height glazing frames the view like a living artwork. Curtains can be drawn for softness and privacy, but with the doors open the room flows easily outside, catching the afternoon sun and evening light. The effect is calm and expansive – a retreat that feels connected to the water while still completely private.
Across the hall, a second living area catches the morning sun. It has its own kitchenette and bar fridge, so it can work as a self-contained space for guests or as a quiet retreat. With a simple change it could even become a fourth bedroom, adding flexibility to the layout.
Decks front and back give the upper floor outdoor living options throughout the day, from breakfast in the morning sun to evening sunsets over the water.
Each of the three bedrooms comes with its own ensuite, a touch of luxury that gives every space privacy and comfort. The bathrooms carry through the same thoughtful approach as the rest of the house – modern and spacious, with carefully chosen details that add texture and interest without overwhelming the space.
In the main bathroom, metre-wide tiles run floor to ceiling, creating a seamless look with fewer joins. It’s a point of difference that expands the sense of space and adds a touch of quiet luxury.
“With the large tiles you don’t see all the grout lines,” says Will. “It’s one clean surface and it looks really sharp.”
In the ensuite, a freestanding bath sits opposite a wide window, while the shower and toilet are tucked behind the vanity wall, keeping the room open while still giving privacy where it’s needed. The result is a bathroom that feels generous, carefully planned, and unmistakably refined.
Outdoor living was a key part of the design, with decks positioned to make the most of both the views and the conditions. The main canal-front deck runs the length of the living areas, giving plenty of space for entertaining or just sitting back to watch the water. The double-sided fireplace can be enjoyed here too, adding atmosphere once the sun goes down.
On the side of the house, a smaller, sheltered deck offers a protected option when the canal breezes pick up. Upstairs, both the master bedroom and rumpus open to their own decks, so there’s always an easy way to step outside.
A spa is tucked neatly to one side of the lower deck, screened for privacy while still enjoying the outlook. Together, the different decks and outdoor spaces make it easy to enjoy the canal setting in all seasons.
