The custom-designed 260m² Landmark home immediately stands out from the crowd. Creating a stunning façade that captures attention was a key design aim for Landmark Homes Bay of Plenty franchisee Carly Stewart.

‘We wanted to step it up a notch for the street appeal’ Carly says about the recent Design and Build. The Landmark team have done just that with the white Linea weatherboard complemented by the distinctive decorative truss set above the spacious oversized double garage, giving the exterior of the home a contemporary and inviting Hamptons feel.

TIMELESS DESIGN

The entrance to the home is nestled at the end of a beautifully structured front garden. Palms and flaxes housed in large beachy blue timber planters with coastal lights in brushed nickel follow you along a path onto the timber deck and the wide front entrance.

‘The exterior lights are absolutely gorgeous,’ says Carly. ‘They fit perfectly with the coastal design. The brushed nickel on all the hardware and tapware continues the theme throughout the house, giving it a timeless look.’ The street appeal is completed by olive trees framing the wide doorway, inviting visitors inside to explore the naturally light-filled three-bedroom home.

BLISSFUL SERENITY

Once inside, the home welcomes visitors with cosy, coastal charm and an open-plan layout that extends to the waterway beyond. ‘You can stand on the front doorstep and look right through to the rear of the home and out to the waterway. It’s quite special,’ explains Carly.

SOFT BLUES AND GORGEOUS GREYS

The large open-plan kitchen, dining, and living areas are bathed in soft blues, gorgeous greys, and warm whites, accentuated with natural fibre furnishings. An oak-stained engineered timber floor runs throughout the home, while suspended wooden pendant lights take pride of place above the dining table.

Carly explains that neutral blue and grey hues were chosen throughout, complemented by natural fibres and linens. ‘The soft blue, with scattered darker blues and greys, really brings the Hamptons and coastal vibe together.’ Every aspect of the home has been thoughtfully designed to create maximum comfort and cohesion.

SHAKER STYLE KITCHEN

The kitchen island, with sink inlay, also doubles as a bar and offers a hardy stone benchtop with brushed nickel tapware. A large, wrap-around scullery provides ample space for storage, appliances, and food preparation while keeping the kitchen clutter-free.

The earthy tones of the tile splashback, white Shaker Style kitchen cabinetry, and the contemporary rattan bar stools give the kitchen an easy, breezy feel.

Situated to the left of the kitchen is a separate living area, which can be closed off by a beautifully crafted white timber and glass door, offering a perfect media room or kids play space.

BRINGING THE OUTSIDE IN

A particular design highlight for Carly is the large bay window adjacent to the kitchen area that begs you to curl up with a favourite book while viewing the groomed garden beyond.

"The bespoke window seat is incredible," Carly says. "It is boxed in beautiful tongue and groove panelling and has a linen upholstered squab. The wide, opening window frames the view of the sprawling garden, and brings the outside in. The warm light bathing the window seat is just magical."

Stacked, sliding doors unfurl from the open-plan living space, encouraging natural light to flood the home. The large deck, covered by a white timber, raked portico, flows seamlessly out onto the flat, manicured lawn edged by an easy-care garden.

BEDROOM BLISS

At the front of the home, you will find two spacious bedrooms that continue with the calm, coastal theme.

The first bedroom is also furnished in natural, earthy tones with a unique tongue and groove feature half wall in pale blue. The look is completed with its timber-topped Dado rail.

The second bedroom is brought to life with darker, navy-blue walls, a stunning rattan headboard, and mustard accents. Both rooms have their own sliding doors that open onto a simple garden with concrete stepping stones and Mondo grasses.

The separate bathroom, perfect for guests or family, is complete with a shower, large bath, a modern vanity with on bench vessel Although minimalist, the striking herringbone blue tile elevates the bathroom beyond the norm.

MARVELLOUS MASTER

The master bedroom is elegant, with gorgeous sheer drapes covering the generously sized sliding doors, offering views of the garden and waterway at the rear of the property. Another key feature of the master bedroom is the large walk-in wardrobe and the thoughtfully designed panelled feature wall behind the bed.

"The entire wall behind the master bed is in a gorgeous timber panelling painted in beautiful soft grey to match the Hamptons aesthetic of the room. The bedroom has been a massive hit, and it is a feature of the house I'm very proud of," Carly says.

RESORT LIVING

But perhaps the real showstopper of this home is the master ensuite.

"The ensuite is really special. It features a a beautifully tiled shower, a double vanity with gorgeous white, round vessels, and a large freestanding bath," Carly says. "There are two arch shaped LED mirrors above the vanity and the splashback has a unique white tile with the texture and pattern of a palm frond, which has been a big talking point."

In addition to the luxurious bathroom fixtures, floor-to-ceiling bi-folding doors open onto a deck surrounded by lush palms and greenery, giving the entire space a tranquil, resort-type feeling without you ever having to leave the house.
