Curves, craft and coastal calm

Taking pride of place on an elevated corner site in Napier’s emerging Mission Hills subdivision, Landmark Homes Hawke’s Bay’s newest Showhome brings a relaxed sense of coastal sophistication. 

Clean lines, soft curves, and warm textures create a home that feels both architectural and approachable – a showcase of thoughtful design, considered materials, and smart spatial planning.

Architectural inspiration

At 231.6m², this two-level Showhome was designed to make a bold impression within a compact footprint. Living, kitchen, and the master suite sit upstairs to maximise the outlook, while two bedrooms, a second lounge and a covered patio below offer flexibility and privacy.

Carefully considered from every angle, the exterior has strong street presence, softened by curves and detailing inspired by Napier’s Art Deco heritage.

“We didn’t want to go full Art Deco,” says Landmark Homes Hawke’s Bay Sales Manager Kristy Portas. “But we’ve included little nods – gentle curves, textured surfaces, bold lines – enough to reflect the history of the area without overstating it.”

Architectural designer Rachel Clevery says adaptability was key. “One of our challenges was to craft a versatile floor plan that could accommodate different façades and rooflines, giving flexibility without compromising on aesthetics. The layout is all about fluidity, with seamless transitions between indoors and out.”

Those ideas flow through the design, from fluted Viblock cladding and JSC vertical timbers to soft, sweeping forms inside. Coastal tones and textures tie everything together, giving the home a relaxed confidence that suits its setting.

Design-led from the ground floor up

The entry makes a strong first impression, with an eye-catching exterior curve guiding you to oversized double doors. Timber cladding continues inside, subtly linking outside and in.

The ground floor includes two bedrooms (one with ensuite access) and a second lounge that opens to a private, sheltered patio. Overhead, the upper decking forms a covered space with a battened ceiling creating a versatile zone that extends the living area without a larger footprint.

Heart of the home

Upstairs, the kitchen is the centrepiece. “We really wanted the kitchen to be the star of the space,” says Kristy. “It’s all about entertaining and staying connected.”

Texture plays a big role, from fluted island panels and timber-routed handles to porcelain benchtops in soft, coastal tones. Even the sink adds something extra, with a new system from Archant featuring a sliding second basin, integrated drying rack and chopping board.

A full-length splashback window offers natural light and a fresh outlook. A walk-in scullery adds valuable extra space for prep, serving or keeping clutter out of sight.

Form and flow

The open-plan layout flows easily from kitchen to dining to lounge, anchored by a softly curved Venetian plaster fireplace. A picture window lights the dining nook, where vertical timber slats on the exterior provide privacy – a clever touch that removes the need for curtains.

Just off the main space, a built-in study nook adds flexibility – ideal for work, school or keeping things organised.

A pillarless corner slider opens to a covered deck, creating an idyllic spot for hosting or soaking up the sun. “It’s one of the best spots in the house to catch the afternoon light,” says Kristy.

Beds, baths, and beyond

The master suite offers a peaceful retreat, with a picture window drawing in natural light and timber louvres for ventilation and privacy. A walk-in robe and soft-toned finishes complete the feel. 

Bathrooms each have their own look while staying connected to the overall palette. In the ensuite, sculptural arched mirrors, fluted timber vanity and textured tiles add depth and interest. The powder room takes a bolder approach, with gold-accented wallpaper adding personality and contrast.

Details that elevate

Throughout the home, a consistent palette brings cohesion and ease. Dark timber floors, built-in furnishings and soft curves echo the exterior detailing without overdoing it. From recessed lighting to rounded walls and louvre windows, it’s the small touches that create the biggest impression.

Even the most practical spaces have been treated with care. The laundry, tucked behind a sliding door in the garage, has a rich, refined feel with deep-toned cabinetry and subtle gold veining that elevate the everyday. 

Outside, a flush-mount timber garage door adds to the home’s strong street presence. The garage also houses a built-in lift that connects with the main living area, a feature that adds everyday ease and long-term practicality. And, rather than enclosing the lift area, a low glass balustrade keeps the space open and filled with natural light. 

“It’s about futureproofing,” says Kristy. “Whether it’s for accessibility or just carrying the groceries up, it’s one of those things that makes life simpler.”
