Plenty of people know Clevedon for its Sunday markets, the polo and the drive out to the coast. More and more of them are now choosing to live there. Clevedon Meadows, on the edge of the village, is where much of that new life is taking shape, and it’s where Landmark Homes Auckland, Beachlands to Clevedon has its Showhome and its current House and Land packages.
If you’re thinking about a new home in Clevedon, here’s what’s worth knowing about the subdivision, the sections and how a Landmark package comes together.

Clevedon Meadows sits at 62 – 80 Papakura-Clevedon Road, a short walk from Clevedon Village. Once it’s complete, it’ll be home to around 200 flat, fully serviced sections, set among open paddocks and bush-clad hills.
Being able to walk into the village is what makes it special. The shops, cafés and kindergarten are about four minutes away on foot, the Farmers Market and Village Market around seven, and Clevedon School about ten. The Auckland Polo Club is a three-minute drive.
The wider area is just as easy to reach. Whitford is around 11 minutes away, Maraetai about 16 and Botany Town Centre about 20.
From Pine Harbour, the ferry gets you to the Auckland CBD in under half an hour.
Stage 1 has 117 sections of around 500m². It’s now sold out, and families are already settling into their new homes. These sections suit a single-level home with easy-care outdoor space.
Stage 2 offers 58 larger sections of 800m² to 900m², with titles issued. The extra room opens up more options: a bigger footprint, a separate media room, a second living area or space for extended family.
A third stage is planned.
Across the subdivision, covenants and design guidelines cover things like building materials, fencing and landscaping. They’re there to keep the village character of the place, so it’s worth understanding them before you settle on a design. Our team can talk you through how they shape your home.
Our Clevedon Showhome is right in the subdivision at 10 Kakano Street, so you can get a feel for the street and the home together.
It’s a modern country home with four bedrooms, two bathrooms and 171.6m² of living. From the street, a matched pair of white brick gables gives it a calm, composed presence. Inside, a vaulted ceiling lifts the open-plan living area, skylights draw daylight into the heart of the home, and sliding doors open onto a timber deck that runs the full width of the house. It’s the best way to see the level of finish and detail that goes into a Landmark home.

Our House and Land packages at Clevedon Meadows pair a section with a home designed to make the most of it, from catching the morning and afternoon sun in the living areas to setting the bedrooms away from the street for privacy.
Current packages range from three-bedroom single-level homes with a study for working from home, to four-bedroom family homes with a separate family room, through to a five-bedroom, two-storey home with an upstairs living area on one of the larger Stage 2 sections. Many are based on our Ready to Build plans, including Accolade, Ballad, Tairua, Adagio, Mezzo and Boulevard.
Sections sell, so see our House and Land packages for what’s available now.
A package is a starting point, not a fixed outcome. Every Ready to Build plan can be adjusted to suit the way you live, whether that’s an extra bedroom for the kids, a larger living space or a different kitchen layout.
If you’d rather start from scratch, our Design and Build service creates a home around your section and your brief.
Behind every home is over 45 years of Landmark experience, and a local team who know Clevedon and the surrounding area, from Beachlands and Maraetai to Whitford and Waiheke Island.
Visit our Clevedon Showhome at 10 Kakano Street, open Friday to Sunday from 10.00am to 3.00pm, or get in touch with the Beachlands to Clevedon team to talk through the packages at Clevedon Meadows.
