A hidden gem for home builders

With stunning coastal views, vibrant townships, and affordable land, the Eastern Bay of Plenty region has all the ingredients for the perfect lifestyle escape.

We caught up with Edward Hardie, Landmark Homes Eastern BOP & Rotorua franchisee, to discover why this often-overlooked slice of paradise is such a dream home destination for those looking to build their ideal coastal or lakeside retreat.

Lakeside or coastal… take your pick

As the name suggests, Landmark Homes Eastern BOP & Rotorua covers two distinctly different regions – the coastal beauty of Whakatāne and its surrounding townships, and the lakeside charm of Rotorua. Each offers something unique for home builders.

Rotorua is known for its picturesque lakes, geothermal activity, and lush forests. It strikes a balance between natural beauty and urban convenience, which is a big draw for those seeking to build in this region. “There are a number of homes built around Rotorua’s lakes dating back as far as the 1950s,” says Edward. “That could mean we’ll start seeing more Remove and Rebuild projects as the next generation of owners, or new buyers, seize the opportunity to make the most of the land and build their dream lakeside home.” The area’s combination of outdoor adventure opportunities, with the convenience of a sizeable town centre, makes it ideal for those wanting to immerse themselves in the Rotorua lifestyle without being too far from amenities.

For those more inclined to coastal living, the Whakatāne area offers an unbeatable mix of accessibility, beachside living, and surprising affordability. Whakatāne is just 2.5 hours from Hamilton and around an hour from Tauranga, making it a convenient option for those looking to escape the hustle of city life without feeling too remote.

“We find that the Whakatāne area is often overlooked by people searching for a lifestyle or city escape,” says Edward. “But those who do discover it are always amazed at what’s available here – from the pristine beaches and bush walks to the friendly communities and cool townships, it’s Kiwi living at its best. And when you add in the affordability factor, it really is the perfect package.”

Paradise found

Whakatāne itself boasts a thriving town centre with excellent local shops, cafes, and services, and is known for its pristine beaches, including the renowned Ōhope Beach. Consistently rated as New Zealand’s best beach, Ōhope is loved for its safe swimming spots, gentle waves, and family-friendly atmosphere. It’s the perfect spot for those wanting to enjoy a relaxed beachside lifestyle, with easy access to the outdoors.

Meanwhile, nearby Coastlands is a sought-after area with elevated sections that offer stunning views over the coastline, including clear outlooks to Whale Island and White Island. “There are beautiful sections available in Coastlands for around $1.3 to $1.5 million, just 50 metres from the beach,” says Edward. “In comparison, similar properties in Mount Maunganui would easily be double that price, if not more. It’s a little slice of paradise, and home builders are eager to take advantage of these opportunities while they last.”

The contrast between the dramatic coastline of Coastlands and the gentle surf of Ōhope Beach offers variety for home builders. “Coastlands has a more rugged feel with its crashing waves, while Ōhope is perfect for family fun and relaxed beach days,” says Edward. “There’s really something for everyone here.”

High-quality builds, affordable prices

One great example of the high-quality, affordable homes you can build in this region is a recent Landmark Homes project in Ōhiwa, between Whakatāne and Ōpōtiki. Perched on a clifftop with breathtaking views over Ōhiwa Bay and out to the ocean, the home was completed for just over $715,000 – a price that surprised not only the homeowner but others who have seen the property.

“She had been trying to build this house for nearly three years,” says Edward. “She’d gone to other local builders who told her it couldn’t be done for less than a million.”

Feeling disheartened, she nearly gave up on the idea but decided to approach Landmark Homes despite assuming it would be a more expensive option. “When we sat down with her and worked through the plans, she was pleasantly surprised at what we could do for her budget. It’s a beautiful home, and those views – you just can’t put a price on them.”

Edward says when people visit the home, they often assume it’s a million-dollar build. “It’s just one of those spots where you look out over the bay and think, ‘Wow, this is stunning.’ You’d be paying big dollars for this anywhere else.”

This project is a perfect showcase of how Landmark Homes combines quality, affordability, and local knowledge to deliver exceptional homes in the Eastern Bay of Plenty. Their deep understanding of the region’s diverse coastal and lakeside environments ensures that clients get the most out of their build.

Exciting growth ahead

The future is bright for the Eastern Bay of Plenty, with exciting growth opportunities emerging in places like Ōpōtiki, where new infrastructure and development projects are creating jobs and driving demand for homes. One of the major projects in the area is the Whakatōhea mussel farm, which already employs around 240 people. In addition, the Ōpōtiki Harbour Development Project is set to boost the local economy even further, positioning the town for long-term growth.

“With the port development and more jobs arriving, Ōpōtiki is on the brink of major growth,” Edward notes. “It’s a fantastic time for people to invest in land here while it’s still affordable, as demand is only going to increase.”

Ōpōtiki and surrounding areas are increasingly being seen as attractive options for home builders who want to secure a place in a growing community, with the added benefit of being in proximity to some of the most beautiful coastlines and countryside in the country.

The ideal place to build

With its untapped potential, affordability, and spectacular landscapes, the Eastern Bay of Plenty is a prime location for anyone looking to build their next home. Whether you’re looking to retire by the sea, build a family retreat, or create a holiday home, the options here are vast and varied.

Edward and the team at Landmark Homes Eastern BOP & Rotorua are well-versed in guiding home builders through the process, from selecting the perfect site to designing and constructing a home that meets their vision. “We love working with clients to bring their ideas to life,” says Edward. “This region has so much to offer, and it’s a privilege to be part of the journey as people build their dream homes here.”
