From its beautiful beaches and pockets of lush native bush to its vibrant suburbs offering relaxed, convenient living, Auckland’s North Shore has it all. It’s why the team at Landmark Homes North Shore and Rodney are kept so busy with new builds, rebuilds, and subdivisions. The franchise covers a wide area, from Mangawhai in the North, to Kumeu in the west, and is headed up by owners Paul and Debbie.
Paul and Debbie Brett love life on the North Shore and can see why so many people are keen to build a life in this coveted part of Auckland. “You’re only ever a short drive from a beautiful beach or a quiet bush walk, yet you’ve got the convenience of city living and all the great amenities Auckland has to offer.”
The couple joined the Landmark team in 2008. Paul has decades of experience as a builder as well as managing high-end residential projects, while Debbie has a background in human resource roles within various industries before joining Landmark.
Paul and Debbie are joined by a team with long and diverse backgrounds within the building industry. Together, their impressive level of experience and skill combines to deliver outstanding homes with creative design elements that stand out from the crowd.
Building a lifestyle
Over the past year, the team has created some of the North Shore’s most stunning builds, including the rebuild and subdivision of a property in Takapuna that provided the owners with a brand-new home without costing them a cent.
“We’re seeing an increase in demand for this type of build on the North Shore at the moment,” says Paul. “The shore is a very different market to other parts of the country, it’s the fastest moving with very high value properties. We’re getting approached by more and more homeowners who want to stay in the same location – by the beach, near the great schools, or in the community they love – but they want a brand-new beautiful home that ticks all the boxes that their current home doesn’t.”
And while builds and rebuilds are in hot demand within suburbs near the city, the team is also being kept busy further afield in areas such as coastal Dairy Flat, Omaha, and the Tāwharanui Peninsula.
“The average house price we’re building for out there at the moment is around $1.5 million, which is delivering a very impressive level of home. Most often, we’re working with homeowners who have loved living in Auckland for many years and are ready to build their dream home – be it Takapuna beachside or in the countryside seclusion of Matakana.
“Our goal is to create the home that perfectly fits the lifestyle of our clients. A home that has the bathroom with a view they’ve always wanted, or the spacious kitchen with all the mod-cons that allows them to cater to big family Christmases.”
Pushing the design boundaries
With two experienced fulltime designers in the team, creating dream homes is something Landmark Homes North Shore & Rodney can deliver on impeccably.
“We’re very lucky to have Wendy King as our senior designer. Wendy has been designing beautiful homes for almost 30 years. She has an incredible knack for tapping into exactly what’s inside a client’s head, helping them get those ideas down on paper, and then making them a reality.”
Paul says the key to getting the design right is to understand how people live in their home – what facets of their lifestyle are most important to them. “Wendy will take the time to ask the right questions and get to know the homeowners on a more personal level. And the results are always magic – she has a talent for getting the design spot-on first time, almost every time.”
Joining Landmark Homes North Shore & Rodney more recently, Shannon Pepper is the team’s interior designer. Shannon’s specialty areas are kitchen and bathroom design, although her talents extend to every room in the house. “Whether it’s something like designer shelving or special extra touches to entranceways and fireplaces, Shannon’s eye for detail and design cohesion is a huge asset for our clients,” says Paul.
“The caliber of design skill we have with Shannon and Wendy has meant the entire team has been able to grow and expand their design expertise and capability.
“Our forte has always been creativity and architectural design, and the level of skill and experience we have on our team means we’re able to push the boundaries and offer clients new and exciting design elements that combine functionality and beauty in a way they’ve never considered.”
Showing off in Riverhead
Last year, the North Shore team completed a Showhome in Riverhead. With vertical cedar weatherboard cladding, clean lines, and a refined exterior, the home was designed to represent modern architectural design at its finest.
“We’ve had some fantastic feedback on the Showhome,” says Paul. “Wendy drew her inspiration for this home from a very unusual source – the motorway! The home demonstrates some new and innovative ideas and shows a little of what can be achieved with some lateral thinking.
“When we designed the home, we created multiple plans so people could see lots of options. It’s a great home for those looking for something off the plans, but also an inspiring starting point to spark ideas for a unique design and build.”
Busy times ahead
Paul says that although the past few years have been challenging, the team has managed to navigate lockdowns and all the issues that come along with them pretty well. “It gave us time to focus on our processes and procedures and to look at how we could do things even better – which is something we’re always aiming for – so that has been very valuable.
“Now that we’re back in full swing, we’ve got some really exciting build projects underway and it’s looking to be a very busy year ahead.”
